What Does It Cost to Replace Siding in MidCoast Maine?

Expect $14,000 to $50,000 on a typical two-story house here, roughly 2,000 square feet of wall, with the material accounting for most of that spread. Updated for 2026.
Siding is the one project where the estimate you get and the invoice you pay can differ honestly. What is behind the old boards is unknown until they come off.
Ken has been re-siding houses in this region since 1988, and he writes the repair allowance into the quote instead of springing it on you in week two.
Cost to replace siding in MidCoast Maine, by material
| Material | What the range covers | Estimated range* |
|---|---|---|
| Vinyl | Tear-off, wrap, flashing, standard trim | $14,000 to $26,000 |
| Engineered wood | Tear-off, wrap, flashing, prefinished trim | $23,000 to $36,000 |
| Fiber cement | Tear-off, wrap, flashing, factory finish | $29,000 to $47,000 |
| Eastern white cedar | Tear-off, wrap, flashing, site or factory finish | $32,000 to $55,000 |
*Based on roughly 2,000 square feet of wall on a straightforward two-story house. Multiple existing layers, three-story gables and heavy trim work sit above these ranges.
What Changes the Price of Siding Replacement?
1. Material. This is the biggest lever by far. Vinyl is the value answer, engineered wood splits the difference, and fiber cement costs more and holds a finish longest.
2. How many layers come off. Plenty of houses here carry two layers, sometimes three, and older cement shingle underneath is its own handling question.
3. Sheathing repair. Rot at the sills, under windows and behind gutters is normal on houses of this age. A good quote carries a stated allowance and a per-sheet price.
4. Trim. Corners, casings, water tables and rakes are slow work and they are what the eye actually reads. Cheap trim on good siding still looks cheap.
5. Height and staging. Two stories is standard. Three stories, steep grade or a wall that hangs over a bank means staging days before installation days.
6. Windows and doors. Re-siding is the moment to flash openings correctly. It is also the cheapest moment to replace windows if they were coming anyway.
7. Pre-1978 paint. Older houses need lead-safe work practices during tear-off, and that is a real line on the estimate rather than an upsell.
Why Does a Siding Quote Need a Repair Allowance?
Nobody can see behind siding. Any contractor who quotes your house without allowing for what is under the boards is either guessing or planning to bill you later.
We write the allowance in, show you the damage when we find it, and credit back what we do not use.
How Do Siding Details Keep Water Out?
Walls do not fail in the middle. They fail at window heads, at corners, at the deck ledger and where the siding runs too close to grade.
Flashing and the drainage plane behind the siding do the waterproofing. The boards are the raincoat, not the roof.
Lead-Safe Siding Work on Older Homes
Houses painted before 1978 are handled under federal renovation rules, which govern containment, cleanup and verification.
The EPA renovation and repair program sets those practices out plainly. It affects the schedule and the price, and it is not optional on a house of that vintage.
A MidCoast Maine Siding Scope Example
A 1940s two-story cape, one layer of clapboard coming off, engineered wood going on with prefinished trim, plus a $3,000 sheathing allowance, generally runs $27,000 to $34,000.
Find a second layer plus twenty sheets of soft sheathing at the sills, and that same house moves to the low forties.
Where Can You Save on Siding Replacement?
- Vinyl on the back and gable ends, better material on the elevations from the road, if budget is tight
- Keep the existing trim profile rather than redesigning it, which cuts labor without cutting quality
- Do one elevation a year on a house that only has a problem wall
- Bundle the windows while the walls are open, because doing it later means cutting into new siding
Never trim the house wrap, the flashing or the fastener spec. Those are the three things standing between the weather and your sheathing.
How Long Does Siding Replacement Take?
Siding runs from thaw through late fall, and the finish coat on site-painted work needs warm, dry days. A standard two-story house takes two to four weeks.
Coastal exposure is harder on a wall than inland exposure. Ken specifies differently for a house facing the bay than for one tucked behind a treeline.
What do homeowners ask about siding costs?
Can you side over what is there? We can side over what is there, and it buries any moisture and any rot instead of finding it. We do not recommend it.
How long does new siding last? New siding lasts decades, with vinyl and engineered wood running that long with washing. Fiber cement holds its factory finish longer than anything else we install.
Do I have to do the whole house at once? You do not have to do the whole house at once. Elevation-by-elevation works, though the total ends up higher than doing it in one pass.
What about insulation while the walls are open? Insulation while the walls are open is the best chance you will get. Dense-packing an empty cavity during a re-side costs a fraction of doing it as its own project.
Is my rot going to be worse than you think? Your rot is sometimes going to be worse than we think. That is why the allowance exists and why we show you the wall before we cover it.
Why Should You Inspect Behind the Existing Siding?
The difference between a fair siding quote and a bad one is not the price per square foot. It is whether the quote accounts for what happens after tear-off.
Ken will walk the house, pull a board where it matters, and put a real allowance in writing at no charge. Call 207-386-9235 or read the siding page.
