What Does It Cost to Remodel a House in MidCoast Maine?

Interior remodeling here generally runs $95 to $250 per square foot of the area touched, which puts a partial project around $70,000 to $160,000 and a whole-house gut on an older home at $180,000 to $450,000. Updated for 2026.
Those are wide brackets because a remodel is priced by what is already there. Two identical floor plans in two different houses are not the same job.
Ken has been remodeling houses in this region since 1988, and the first visit is spent finding out what the building will let you do.
Cost to remodel a house in MidCoast Maine, by scope
| Scope | What the range covers | Estimated range* |
|---|---|---|
| One room, finishes only | Surfaces, lighting, paint, minor electrical | $18,000 to $45,000 |
| Partial remodel | Kitchen, a bath, flooring, some walls moved | $70,000 to $160,000 |
| Whole-house, older home | Systems, insulation, all rooms, structural repairs | $180,000 to $450,000 |
*Ranges assume an existing sound foundation and roof. Sill replacement, a failing foundation or a full addition are priced separately.
What Drives Remodeling Costs in an Older House?
1. The age of the systems. Wiring from before the war, galvanized supply lines and a heating system at the end of its life are all replacements, not upgrades, once the walls are open.
2. Insulation. Most houses of this vintage have very little. An open wall is the only cheap chance you will ever get, and Efficiency Maine has rebates that offset part of it.
3. Structure. Removing a wall means carrying what it held. That is a beam, posts down to a bearing point, and sometimes a footing in the basement.
4. Plaster and lath. It is heavier, dirtier and slower to remove than drywall, and it changes both the demolition line and the disposal line.
5. Level and plumb. Old New England framing settles. Getting cabinets, tile and trim to read straight in a house that is not takes hours that a new-construction bid never carries.
6. Lead and older materials. Homes painted before 1978 are worked under federal rules for containment and cleanup, set out on the EPA renovation program page.
7. Where the mechanicals go. New ducts, drains and circuits need paths. In a house with no chases, creating them is carpentry, not just plumbing.
Partial and Whole-House Remodeling Costs
Doing rooms one at a time spreads the cost and lets you live there. It also means paying mobilization twice and opening the same wall more than once.
Doing it in one pass costs more up front and less overall. The right answer usually comes down to whether you can be out of the house.
Which Building-Code Rules Affect a House Remodel?
Bringing a whole house up to current energy standards is not required to fix a bathroom. Once you are opening walls, though, what gets touched has to meet the code in force.
Maine's building and energy code page sets the standard. Your local code enforcement officer administers it, and the officer decides what applies to your project.
A MidCoast Maine House-Remodeling Cost Example
A 1930s cape, kitchen rebuilt, one bathroom redone, wall between kitchen and dining removed with a beam, floors refinished throughout and the first floor rewired, runs roughly $115,000 to $150,000.
Add insulation and air sealing across the whole shell, a new heating system and window replacement, and the same house moves into the $210,000 to $270,000 range.
Where Can You Save on a House Remodel?
- Phase the work by system, doing all the wiring in one pass even if the finishes wait
- Keep the kitchen and baths where they are, since plumbing relocation is the expensive kind of change
- Refinish original floors rather than replacing them, which is usually cheaper and better
- Take on your own painting at the end, if you want a task that saves real money
Do not defer the wiring, the insulation while walls are open, or any structural repair. Every one of those costs several times more once the finishes are back on.
How Do You Keep a Remodeling Budget Honest?
Ask for the allowances in writing and ask what happens when one is exceeded. A remodel quote without stated allowances is a guess with a confident number on it.
Maine caps the initial deposit on a home construction contract at one third of the contract price, which is worth knowing before you sign anything.
How Long Does a House Remodel Take?
A single room runs three to six weeks. A partial remodel runs three to five months, and a whole-house project on an older home commonly runs six months to a year.
Design and permitting happen before any of that. Starting that conversation in the fall usually means breaking ground in the spring.
What do homeowners ask about remodeling costs?
Can we stay in the house? You can usually stay in the house for a partial remodel, with a plan for dust control and a working bathroom. For a gut, rarely.
Is it cheaper to remodel or to build new? It is often cheaper to build new than to remodel per square foot. People remodel because of the lot, the neighborhood or the house itself, and those are good reasons.
How do you handle surprises? We handle surprises with stated allowances, a written change order for anything outside them, and we show you the condition before the work is priced.
Do you do design work? We work with a draftsman on layouts and structural changes. The plan and the permit come before demolition.
What is the most common budget mistake? The most common budget mistake is spending the contingency on finishes in month one. Hold it until the walls are closed.
Why Should the Existing House Set the Scope?
The most useful hour in any remodel is the one spent finding out where the bearing walls are, what the wiring is, and whether the sills are sound.
Ken does that walkthrough at no charge and gives you a written range before anybody talks about tile. Call 207-386-9235 or read the remodeling page.
