What Does It Cost to Remodel a Bathroom in MidCoast Maine?

A hall bath that keeps its footprint runs $15,000 to $26,000, a full mid-range rebuild runs $26,000 to $46,000, and a primary bath with the layout changed runs $48,000 to $85,000. Updated for 2026.
Bathrooms are small rooms with every trade in them. That density, not the square footage, is why the price per foot is the highest in the house.
Ken has been rebuilding bathrooms across MidCoast and Central Maine since 1988, and every one carries a written two-year workmanship warranty.

The seven items that set a bathroom remodel price
1. Tile or surround. An acrylic surround goes in fast and costs a fraction of tile. A tiled shower is waterproofing, setting, grouting and curing, and it is where the labor hours live.
2. Whether drains move. Sliding a vanity two feet is easy. Moving a toilet is opening the floor and re-pitching a drain, and that is a different job.
3. What the subfloor looks like. Around a leaking flange or an old tub apron the framing is often soft. This is the most common surprise in the room.
4. Fixture tier. The spread between builder-grade and quality valves, trim and a solid-surface top is thousands, and the valve is the part you cannot swap later without opening the wall.
5. Ventilation. A fan that vents into an attic just moves the moisture problem. Ducting it outside properly is not expensive, and ENERGY STAR rates fans on airflow and noise together so you can pick one you will actually run.
6. Water quality. Plenty of homes here run on private wells, and hard or mineral-heavy water is hard on new fixtures. The state's private well guidance is worth reading before you spend on trim.
7. Heat. An exterior-wall bathroom in a Maine winter needs a real answer, whether that is a radiant floor mat or a proper heat source.
Why Does Bathroom Waterproofing Matter Most?
Everything visible in a bathroom sits on top of a waterproofing system nobody ever sees. Get it wrong and the tile looks perfect for three years and then the ceiling below stains.
Membrane, pre-slope, a properly set pan and correct flashing at the curb are the parts we will not shortcut, on any budget.
Why Do Small Bathrooms Still Need a Full Crew?
A bathroom needs demolition, framing, plumbing, electrical, insulation, board, waterproofing, tile, paint and finish plumbing in a space the size of a closet.
Those trades cannot all work at once. That sequencing, more than material choice, is what sets the calendar.
A MidCoast Maine Bathroom Cost Example
A 1970s hall bath, tub and surround replaced with a tiled shower, new vanity and toilet, tile floor, fan ducted out, everything staying where it is, generally lands at $28,000 to $36,000.
Find rot under the toilet and along the exterior wall, which happens often enough that we allow for it, and add $2,000 to $5,000 for framing and subfloor.
Where Can You Save on a Bathroom Remodel?
- Keep every fixture on its existing drain, which is the biggest single saving in the room
- Acrylic surround instead of tile in a secondary bath, saving the tile budget for the one you use daily
- Standard tile in a running bond, since intricate patterns are priced in labor hours
- Reuse a sound vanity cabinet with a new top and faucet
Never trim the waterproofing, the valve quality or the exhaust fan. Those three decide whether the room is still sound in ten years.
When Should You Add Aging-in-Place Features?
Blocking in the walls for future grab bars costs almost nothing while the studs are open. Retrofitting it later means opening finished tile.
A curbless shower and a 36-inch door are also far cheaper decided at the framing stage than added afterward.
Bathroom Comfort and Ongoing Operating Costs
An efficient fan, a well-insulated exterior wall and a sensible heat source make a small room usable in February.
Efficiency Maine publishes current rebates on heating and ventilation equipment, and it is worth checking before the fixtures are ordered.
How Long Does a Bathroom Remodel Take?
Most bathrooms take three to six weeks, with the tiled ones at the longer end because waterproofing and setting materials need cure time.
If it is the only bathroom in the house, we will sequence to keep it out of service for as few days as possible and tell you which those days are.
What do homeowners ask about bathroom costs?
Can you convert my tub to a walk-in shower? We can usually convert a tub to a walk-in shower, and it depends on the drain location and the joist direction under the floor.
How much is a tiled shower over a surround? A tiled shower over a surround runs $4,000 to $9,000 more, depending on size, tile and whether there is a bench or a niche.
Will you find rot? We often find rot in older homes. We allow for it in the quote rather than discovering it and renegotiating.
Does the fan really need to go outside? The fan really does need to go outside. Venting into an attic is how you get frost on the sheathing and mold on the roof deck.
Can I supply my own fixtures? You can supply your own fixtures. We will tell you honestly if a fixture is going to cause problems before it gets installed.
Why Should You Inspect the Bathroom Floor First?
Most of the bathroom quotes that go wrong go wrong under the toilet. What is under that floor decides whether your project sits at the bottom or the top of its range.
