What Does It Cost to Replace a Roof in MidCoast Maine?

A full tear-off and architectural shingle roof on an average house runs $12,000 to $23,000, and standing seam metal on the same house runs $28,000 to $52,000. Updated for 2026.
Those figures assume the crew strips to the deck. An overlay quote will always look cheaper and it is not the same product.
Ken has been roofing this region since 1988, and every roof he installs carries a written two-year workmanship warranty from a BBB accredited company.

| Premium asphalt | The above with a heavier shingle and upgraded ridge | $17,000 to $30,000 |

What Changes the Price of a Roof Replacement?
1. Area and pitch. Roofers price by the square, which is a hundred square feet. Anything too steep to walk needs staging or harnesses and the labor rate climbs with it.
2. Existing layers. Two layers is double the tear-off and double the disposal. Some houses in this region carry three.
3. Deck condition. Old boards, delaminated sheet goods and a decade of chimney seepage all mean sheathing that will not hold a nail. Agree the per-sheet price before anyone starts.
4. Penetrations and valleys. Chimneys, skylights, vent stacks and dormers are where the hours go and where roofs leak. A simple gable roof and a cut-up one differ far more than their square footage suggests.
5. Material. Metal is roughly double asphalt on day one and sheds snow well on simple runs. Asphalt roofing guidance is worth reading if you are weighing the two.
6. Ventilation work. Ridge vent, soffit intake and blocked baffles get corrected during the job, because a new roof over a hot attic is a shorter-lived roof.
7. Access. A house set close to a road with a wide driveway drops the price. One up a bank with no dumpster spot does not.
Roof Tear-Off and Overlay Cost Differences
Going over an existing layer is faster, cheaper and blind. Nobody learns what the fasteners are biting into, and the old failures stay under the new shingles.
Industry practice treats stripping to the deck as the baseline for a reason. Ask any quote to state, in writing, which one it is.
Why Do New Shingles Alone Not Stop Ice Dams?
Ice building at the eave comes from heat escaping into the attic, melting snow above and refreezing at the cold overhang.
New shingles change nothing about that. Air sealing, insulation and ventilation are the repair, and membrane run well up from the eave is what protects the house in the meantime.
A MidCoast Maine Roofing Scope Example
A 1,600 square foot ranch with a simple gable roof, one layer of shingles coming off, six sheets of decking replaced, new ridge vent and rebuilt chimney flashing lands near $14,000 to $18,000.
Put the same roof on a cape with two dormers, a skylight and two layers to strip and the number moves to $21,000 to $27,000.
Where Can You Save on a Roof Replacement?
- Architectural asphalt rather than premium, since the upgrade buys appearance more than lifespan
- Metal on the simple main roof, asphalt on a cut-up ell, when budget will not stretch to both
- Do the ventilation now, because opening the roof again later to fix it costs more than doing it once
- Time it for the shoulder season, when crews are less booked than they are in August
Do not cut membrane coverage at eaves and valleys, flashing detail, or decking replacement. In this climate those three are the roof.
Roofing Manufacturer-Warranty Conditions
Shingle warranties assume the roof was installed to the printed instructions and that the attic is vented properly.
Manufacturer documentation spells that out. A roof installed over blocked soffits can be a valid roof and an invalid warranty at the same time.
How Long Does a Roof Replacement Take?
Shingles need warmth to seal, so the main season runs spring through late fall with hand sealing in the shoulder weeks. Most houses are stripped and re-covered in two to four days.
Complex roofs and metal installations take longer. We will tell you when waiting for weather is the better call rather than pushing a bad install.
What do homeowners ask about roof costs?
How do I know if I need a roof or a repair? You know you need a roof rather than a repair from curling, granule loss in the gutters and daylight through the deck. A single failed flashing usually does not.
Is metal worth double? Metal is often worth double on a simple roof you plan to keep for a long time. On a heavily cut-up roof the price gap widens fast.
Will you find bad decking? We usually find some bad decking on an older house. The honest version is a stated per-sheet price rather than a promise there will be none.
Do you take the old roof away? We take the old roof away. Disposal and a yard swept with a magnet are part of every job we quote.
Can you match my existing shingle? We can match your existing shingle closely and rarely exactly. Weathered shingles never match a fresh bundle and anyone claiming otherwise is selling.
Why Should You Inspect the Existing Roof First?
A fair share of the roofs we are asked to replace have years left in them, and a few that look fine are already leaking into the sheathing.
