What Does It Cost to Build a Custom Home in MidCoast Maine?

Cost to build a custom home in MidCoast Maine: finished two-story colonial in beige lap siding with a side ell and gravel drive

Finished construction here runs $285 to $445 per square foot, which puts a 1,800 square foot home around $515,000 to $800,000 and a 2,400 square foot home around $685,000 to $1,070,000. Updated for 2026.

That is the building. The lot underneath it carries its own budget, and on a rural parcel it is often larger than people expect.

Kenneth Cox Construction has been building homes in this region since 1988, and Ken will tell you what a site is going to cost before you buy it.

Custom Home Costs Before Framing Begins

1. Clearing and excavation. Trees, stumps, topsoil and grading are the first invoice on a raw lot, and it is rarely a small one.

2. Ledge. Rock sits shallow across much of the MidCoast. Hitting it can mean redesigning the foundation or bringing in a hammer, and it is the single biggest variable on a rural site.

3. The well. A drilled well typically runs $14,000 to $24,000 depending on depth and yield. The state's private well guidance is worth reading early.

4. Septic. A design and installed system generally runs $16,000 to $40,000, and difficult soils push it higher.

5. The driveway. Every hundred feet costs money, and a long approach through soft ground needs base material and culverts.

6. Power. A short pole run is minor. A long one, or an underground service, is a five-figure item on its own.

7. Foundation type. Full basement, frost wall or slab is both a budget decision and a decision about how you will use the house.

Building on Shoreland and Floodplain Lots

A water-view lot is a different regulatory project from an inland one. Setbacks, lot coverage, vegetation rules and septic siting all tighten.

Read the state's shoreland zoning overview before making an offer, and check the lot against the federal flood map service. Your code enforcement officer applies the local ordinance and has the final say.

Maine Energy-Code Costs for a Custom Home

New homes are built to the energy code in force, which affects the wall assembly, the windows, the air sealing and the mechanical system.

The state's building and energy code page is the reference. Built well, this is the part of the house that pays you back every winter for as long as you own it.

A MidCoast Maine Custom Home Cost Example

A 2,000 square foot mid-range home at $355 per square foot is $710,000 to build. On a cleared lot with a short driveway, add roughly $70,000 to $95,000 for site work, well, septic and power.

On a wooded parcel with ledge, a 600-foot drive and a long power run, that same site package can reach $150,000 or more before the foundation is poured.

Where Can a Custom Home Budget Flex?

  • Simplify the roof. Every valley, dormer and change of pitch costs money in framing, roofing and flashing
  • Keep the footprint rectangular. Bump-outs and angles are expensive per square foot of gained space
  • Stack the plumbing. Baths over baths shortens every run in the house
  • Finish the bonus space later. Frame and insulate it now, finish it in three years

What we do not recommend trimming is the shell. Windows, insulation, air sealing and the roof are the parts you cannot practically upgrade once you are living there.

Custom Home Contracts and Deposits

Maine caps the initial deposit on a home construction contract at one third of the contract price. That is a homeowner protection, and it is worth knowing before you sign.

Ask any builder for a written schedule of values and a clear change-order process. A contract with neither is where custom home projects go wrong.

How Long Does a Custom Home Build Take?

Design and permitting run three to six months. Construction commonly runs nine to fourteen months from breaking ground to a certificate of occupancy.

Ground work has to fit the season. Starting the design conversation in summer usually means excavation the following spring.

What do homeowners ask about building a custom home?

Is it cheaper to build or to buy? It is cheaper to buy than to build per square foot, usually. Building gets you the plan, the site and the efficiency you actually want.

Can you build on a lot I already own? We can build on a lot you already own, and we will look at it and tell you honestly what it will take before anyone draws a plan.

Do you work from plans prepared by a design professional? We work from construction plans prepared by your design professional. We can also work with a drafting provider when you do not have plans yet.

What is the most expensive part of the house? The most expensive part of the house is the foundation and framing together, then interior finish. On a rural lot the site package can rival either.

How much should I hold back for contingency? You should hold back ten percent for contingency on a straightforward site, and more on a lot with ledge or a long approach.

Why Should You Price the Lot Before the House?

The house is the predictable half of a custom build. The ground it sits on is where budgets get made or broken, and that is knowable before you commit.
